What this website is
This site describes the construction project management, drafting, design, pre-construction, skilled trades, and engineering coordination services we offer. It exists to inform you and to let you start a conversation. It is marketing material, not a service agreement.
No contract is formed through this site
Submitting the contact form or an engineering services inquiry does not create a contract, reserve capacity on our schedule, or obligate either of us to anything. Work begins only under a separate written agreement signed by both parties, which sets out scope, price, schedule, and terms. Where that signed agreement conflicts with anything on this website, the signed agreement controls.
Information here is general, not professional advice
Construction, permitting, and structural requirements vary by jurisdiction, by parcel, and by the specific condition of an existing structure. Nothing on this website is engineering advice, a code interpretation, a structural determination, or a representation that any particular approach will be approved by a building department. Do not rely on general information here to make a decision about your property. Engineering opinions, EOR letters, structural reports, and permit documentation are issued only as signed and sealed deliverables under a written engagement, by the licensed professional responsible for them.
Estimates, pricing, and timelines
Any range, timeline, or price indication shown on this site is illustrative. Actual pricing depends on scope, site conditions, jurisdiction, and current material and labor costs, and is provided only in a written proposal specific to your project. Descriptions of past projects reflect the conditions of that project and are not a promise of the same outcome, cost, or schedule on yours.
Service area
We serve Pasco, Hernando, Citrus, northern Pinellas, and north western Hillsborough counties. Availability for any particular service in any particular area depends on the project, licensing, and our schedule at the time you ask. Listing a community on this site is not a guarantee that we can take on work there.
Your use of the site
You may view, print, and share pages of this site for your own non-commercial purposes. You may not scrape it, copy its content onto another site, use it to train a commercial model for resale, attempt to gain unauthorized access to it, interfere with its operation, or use it to transmit anything unlawful.
